Land located in areas of economic activity/industrial zones in the municipality of Santa Maria da Feira and owned by the Municipality are normally sold through the public auction procedure.

Arrifana Industrial Zone

The public auction procedure for the sale of 6 lots took place on 14 September, the conditions of which are defined in the public auction notice.
At this time, lot 6 is available, so within 6 months of the public auction it may be awarded, through a direct adjudication procedure, to the first party who expresses interest, provided that it complies with all the conditions defined in the notice of this auction public.

• Lot 6, with an area of 3,026.00m2, located in the Industrial Zone of Arrifana, municipality of Santa Maria da Feira, registered in the urban property matrix of Arrifana under article 3139 and described in the Conservatory of the Land Registry of Santa Maria da Feira under number 0 2945/20170928 in the parish of Arrifana, with the specifications contained in the corresponding allotment permit.

• The following documents are required:
a) Citizen Card or Identity Card;
b) Tax Identification Document, to be displayed whenever the interested party or their representative does not hold a Citizen's Card;
c) In the case of a legal person, it must present an up-to-date permanent certificate or access code to it;
d) Certificate proving that the party's situation before the State is duly regularised regarding Contributions, Taxes and Social Security, or a provision of consent for its verification by the Municipality of Santa
Maria da Feira.

• Payment and Contractual Terms
a) The remainder of the price corresponding to 80% of the award value must be paid upon the granting of the public deed of Purchase and Sale, which must be carried out within a maximum period of 90 (ninety) days from the date of notification of the award;
b) The award lapses if the successful bidder fails to provide the public deed of purchase and sale of the lot(s) under this public auction, after being duly notified to this effect.

• Licensing Conditions - After granting the public deed of Purchase and Sale, the purchaser is subject to the following obligations:
a) Provide the Municipality of Santa Maria da Feira, within 4 (four) months from the date of granting of the public deed of Purchase and Sale, with the architectural projects, with a view to obtaining the construction authorization;
b) Present the specialty projects at the Santa Maria da Feira City Council, within 6 (six) months from the date of approval of the architectural project;
c) Apply for and collect the construction permit within a maximum period of 03 (three) months from the date of deferral of licensing;
d) Start the construction works within 12 (twelve) months from the date of issuance of the construction permit;
e) The works must be completed within a maximum period of 02 (two) years from the issuance of the construction permit;
f) It is considered that the works are completed when the building constructed on the purchased lot is granted the corresponding Authorization for Use.
